Job Description:

This position is Shift work.  The incumbent will work the day shift during the training period and will be required to work any shift as needed including evenings, weekends and holidays after the training.

Trains to operate the Building Automation Computer Systems to monitor and control building temperatures, lights, HVAC equipment, and to identify and correct problems.  Works with and is being trained by higher level skilled craftsman to make normal and emergency calls to other buildings during the day, evening, night and weekend hours for inspection, maintenance and repair.  Trains to become proficient in the use of Johnson Controls and Trane building automation systems controls and programs.  Trains to provide quick and immediate response to any issue or event which could cause damage to buildings. 

Responds to emergency calls for service to other buildings during evening, night and weekend hours including holidays, for the purpose of troubleshooting and repair.  

Trains to make pressure, temperature, runtime hour, amperage and flow readings on equipment to fill out various records and logs to determine proper machine function using industry knowledge.  Trains to manually start and stop pumps, fans, chillers, and other equipment in the building of the Capitol Complex to control environment while maximizing energy and resource conservation.  Trains to start and stop equipment manually and automatically to facilitate maintenance of equipment.  Trains to replace motors and unplug drains on HVAC equipment. 

Trains to become proficient in performing maintenance at the skilled craft level including but not limited to plumbing, electrical, heating, ventilation and air conditioning.  Trains to perform preventive maintenance on all HVAC equipment.  Includes but not limited to changing belts and bearings on equipment, change filters on HVAC equipment, lubricate pumps, AHU, and exhaust fan bearings, etc.    

Trains to check and possibly reset circuit breakers in electrical panels, replace electrical switches and outlets.  Learns how to disconnect and restore electrical power to equipment in order to implement repairs.  Trains to provide emergency repair for damage to building structure such as windows.  Trains to respond to emergencies, repair or replace pneumatic and DDC actuators and valves, repair or replace dampers, damper linkages, and damper actuators.  Trains to paint equipment and equipment rooms as needed. Trains to calibrate pneumatic and DDC thermostats.

Trains to have knowledge and experience in facilities maintenance and repair utilizing manufacturers operating and maintenance manuals and preventive maintenance programs.  Trains to be able to conduct periodic inspections of the plant and the distribution system.  Trains to check for possible leaks in lines, valves, and pumps.  Trains to make emergency repairs and how to notify supervisor of condition by using phone, email and radio.  Trains to use gauges, meters and hand tools in the process of maintaining and repairing equipment.   

This position is unclassified, full time with benefits.

Starting hourly range:  $12.00 to $13.29

Minimum Qualifications:

Requires one year of experience in the following building mechanical trades: electrical, electronics, plumbing, power plant operation, boiler operation, HVAC, and electronic/pneumatic control repair. Education may be substituted for experience as determined relevant by the agency.  Requires a valid driver’s license.  Must be able to perform strenuous physical labor such as lifting, pushing and pulling to move equipment with weights up to 50lbs.  Must be able to climb ladders and work from scaffolding and ladders.
